A live probate-realtor platform, and the print book that goes with it

A Next.js marketing site for a probate and trust specialist realtor serving LA County and Orange County. The homepage leans hard into motion: parallax, a 3D house model, constellation effects. Behind it runs an inbound funnel that turns visitors into leads through forms, gated content, and an AI probate assistant. Live in production, and the engagement has since extended into print — a 16-page probate guide built from the same approved copy.

The problem

A probate and trust specialist realtor needed real inbound leads in a niche most agents ignore. A brochure site wouldn't cut it. Probate sellers show up mid-process with specific questions, so the site had to answer those questions and route the lead into follow-up instead of just listing a phone number. The print guide had the opposite constraint: it goes to people dealing with a death in the family and a court process, so not a word of the approved copy could drift.

What I built

Shipped and live in production at shanty-realestate.com since June 2026, with the probate assistant, the multi-sink lead funnel, and three intent-based nurture sequences all running on a real business domain. The 16-page "Understanding Probate" guide followed in August 2026 — print-ready at 8×11 portrait, paginated as a multiple of four so it saddle-stitches into a booklet with no blank leaves.

How it works

Built on Next.js 16 and React 19. The homepage motion layers Framer Motion parallax, a Three.js 3D home, and constellation effects. The AI probate assistant runs on Gemini with an automatic NIM fallback, so a model outage degrades to a backup provider rather than a dead chat. Lead capture is decoupled from any single CRM. A form submission fans out to env-gated Resend, HubSpot, Brevo, and Sheets sinks, so each destination toggles on with its own credentials and missing keys skip that sink instead of breaking the form. The print guide is built the same way software is: the approved copy lives in one plain-text file, the layout is generated from it, and a checker compares every line of that file against the rendered pages — a single missing or reworded line fails the build.
